These Terms of Service govern your access to and use of abdulnabizada.com (the "Site"), operated by Abdul Nabizada, real estate broker licensed by the Organisme d'autorégulation du courtage immobilier du Québec (OACIQ). By using the Site you agree to these Terms.

1. Nature of the Site

This Site is a marketing and informational website. Browsing the Site or submitting a contact form does not create a brokerage relationship between you and Abdul Nabizada. A brokerage relationship is created only by a written brokerage contract signed in accordance with OACIQ rules.

2. Property listings

Property listings displayed on the Site are curated manually for marketing purposes. We strive for accuracy, but we do not warrant that the information shown — price, availability, square footage, features, photographs, descriptions, or any other detail — is complete, current, or free of error. Listings may change, sell, be withdrawn, or be subject to errors and omissions without notice. Any decision to act on a listing should be confirmed directly with Abdul Nabizada and verified against authoritative sources before you take any action of consequence. Listings do not constitute an offer to contract.

3. Intellectual property

The Site's design, code, text, photographs, logos, and other content are the property of Abdul Nabizada or its licensors and are protected by Canadian and international intellectual-property law. You may view and print pages of the Site for your own personal, non-commercial use. 10. Governing law and forum

These Terms are governed by the laws of the Province of Quebec and the laws of Canada applicable in Quebec. Any dispute arising out of or related to the Site or these Terms is subject to the exclusive jurisdiction of the courts of the judicial district of Montréal, Quebec, except where mandatory consumer-protection rules require otherwise.
