How we protect your personal information

This Privacy Policy explains how Abdul Nabizada, real estate broker licensed by the Organisme d'autorégulation du courtage immobilier du Québec (OACIQ), collects, uses, discloses, and protects personal information when you visit abdulnabizada.com or contact us through this website.

We comply with the Quebec Act respecting the protection of personal information in the private sector (commonly known as Law 25), the federal Personal Information Protection and Electronic Documents Act (PIPEDA) where applicable, Canada's Anti-Spam Legislation (CASL), and OACIQ rules governing real estate brokerage.

2. Personal information we collect

We only collect personal information that you voluntarily provide through our contact form, namely:

  • Your full name
  • Your email address
  • Your phone number
  • Your stated interest (buying, selling, or renting)
  • The property types and neighbourhoods you are interested in
  • Your indicated price range
  • Any free-text message you write
  • If applicable, the listing on this site that prompted the inquiry

We do not use Google Analytics, Meta Pixel, or any third-party analytics, tracking, or advertising technology on this website. We do not set cookies that profile you. The only technology that may interact with your browser is a Cloudflare Turnstile security check on the contact form, which helps us prevent automated spam; it does not track you across sites.

3. Why we collect personal information

We use your personal information only to:

  • Respond to your inquiry and follow up about your real estate needs;
  • Provide brokerage services if you choose to engage Abdul Nabizada as your broker;
  • Meet our legal and regulatory obligations as a Quebec real estate broker (including OACIQ record-keeping rules and federal anti-money-laundering rules that apply if you become our client).

We do not use your information for marketing, profiling, or automated decision-making. We do not send newsletters or unsolicited commercial emails from this website's contact form.

4. Consent

By submitting the contact form you consent to our collecting and using your information for the purposes above. You may withdraw your consent at any time by emailing the Privacy Officer; if you withdraw consent we will stop processing your information and delete it, subject to legal retention obligations.

5. Who we share personal information with

We do not sell your personal information. We share it only with the service providers we use to operate this website and to communicate with you, and only to the extent each provider needs to do its job:

  • Neon, Inc. — managed PostgreSQL database that stores your contact-form submission. Hosted in the United States (AWS US-East-1, Virginia).
  • Netlify, Inc. — hosting platform that serves the website and runs the contact-form processing function. Based in the United States.
  • Cloudflare, Inc. — provides the Turnstile spam-prevention check on the contact form and stores property and blog images on Cloudflare R2. Globally distributed; primarily United States.
  • Resend (Plus Five Five, Inc.) — sends the transactional email notification that your inquiry was received. Based in the United States.
  • Google LLC (Gmail) — the inbox where your inquiry is delivered to the broker. Based in the United States.

Each of these providers is contractually required to protect your information. We do not share your personal information with anyone else except where required by law (for example, a court order or FINTRAC request).

6. Transfer of personal information outside Quebec

All of the service providers listed in Section 5 are located in the United States. By submitting information through this website, you understand that your personal information will be stored and processed in the United States, where the legal framework for personal-information protection differs from Quebec's. Before engaging each of these providers, we assessed the risks of the transfer and confirmed that the provider's contractual and technical safeguards are appropriate.

7. How long we keep your personal information

  • Website contact-form inquiries that do not result in a brokerage engagement are kept for up to 12 months from the date of submission, after which they are automatically and permanently deleted.
  • Client and transaction records (where you formally engage Abdul Nabizada as your broker) are kept for six (6) years following the final closing of the file, as required by OACIQ regulations.
  • We delete your information sooner if you ask us to and we have no legal obligation to keep it.

8. Cookies and tracking

This website does not use cookies or other tracking technology for analytics, advertising, or profiling. The only cookies that may be set are strictly necessary technical cookies used by Cloudflare Turnstile to perform the spam-prevention check, and (for administrators only) authentication cookies on the private admin area, which is not accessible to public visitors.

9. Automated decision-making and profiling

We do not make any decision about you based exclusively on automated processing of your personal information. A real person (Abdul Nabizada) reads and responds to every inquiry.

10. Your rights

You have the right to:

  • Access the personal information we hold about you;
  • Have inaccurate personal information corrected;
  • Withdraw your consent to our use of your personal information;
  • Have your personal information deleted, subject to legal retention obligations;
  • Receive a copy of your personal information in a structured, commonly used technological format (data portability);
  • File a complaint with the Commission d'accès à l'information du Québec if you believe we have not complied with our obligations.

11. Security

We take reasonable physical, technical, and administrative measures to protect your personal information against loss, theft, and unauthorized access, disclosure, copying, use, or modification. Personal information is transmitted to our servers over encrypted connections (HTTPS) and is stored in access-controlled systems. If we ever experience a confidentiality incident likely to cause serious harm, we will notify affected individuals and the Commission d'accès à l'information du Québec as required by Quebec law.

We may update this policy from time to time. The "Last updated" date at the top of this page reflects the most recent material change. Continued use of this website after a change indicates your acceptance of the updated policy.
